The project is planned for making good use of fruit and vegetable resources in Guangxi and the advantageous transportation of Jiangnan Logistics Park to build the biggest center for logistics, trading and further-processing of vegetable and fruits in Guangxi, with a total planned area of 300,000©O(of which business operation land is 50000©O£¬storage use of land is 83300©O). Among the total planned area, the fruit and vegetable wholesale trading and the vegetable processing district occupies an area of 133300©O£¬covering 40£¥ of the total. The logistics distribution and special railway line occupy an area of 33300©O£¬covering10£¥ of the total. Associated residential areas, office buildings and property management takes up 16800©O£¬covering 5£¥ of the total. The rest is for road, parking lot, utility facilities, covering 45£¥ of the total.

Guangxi is a national distributing center of fruits and vegetables with rapid development, its output increasing at a rate around 8% yearly. With sufficient supply of fruits and vegetables in different varieties in Guangxi, their prices are stable and it is convenient for the people to buy. The people¡¯s consumption level is increasing rapidly. Last year the output of fruits and vegetables reached 6 million tons. With China¡¯s entry into the WTO, the international market takes the advantage of the large output, great varieties and low price of fruits and vegetables produced in Guangxi, hoping to import more from Guangxi. As a result, the export volume of fruits and vegetables has increased. Last year the export of fruits and vegetables in Guangxi reached more than 280,000t, an increase of almost 30% compared with that of the previous year. This year it is expected to exceed 300,000t for the whole year. Meanwhile, the international market is expected to export more fruits and vegetables to China as well. In particular, after China and Thailand reached an agreement on 188 items of fruits and vegetables for ¡°Zero Tariff¡±, trading of fruits and vegetables increases between the two countries. Furthermore, Vietnam and the Philippines also actively strive for expanding export of fruits and vegetables to China. The proposed Fruit & Vegetable Wholesale & Distribution Center will rely on fruit and vegetable production advantages in Guangxi and the advantageous geologic position and try to become a fruit & vegetable wholesale market facing the whole nation and radialized to the Southeast Asia.
¢¢. Anticipated Economic Benefits
After the Project is completed, the annual distribution value is RMB 3.8 billion, with a profit of RMB80million. The internal rate of return is 21.06% with an investment recovery period of 4 to 5 years.
¢ü. Progress of Preparation Work: The Project has been included in Nanning City commercial network planning, and currently the Project land scope planning and land use planning is underway.
XIII. Project Competitive Advantages
Jiangnan Logistics Park is a provincial level logistics park. The companies that enter the park for development and construction are entitled to the state preferential policies. The companies investing in the Project will enjoy preferential policies prescribed in Guangxi Zhuang Autonomous Region on Some Provisions of Implementing China¡¯s Western Development Policies by the State Council (Dec. 31st, 2001), the Decision of the CPC Nanning Committee and Nanning People¡¯s Government on Further Expediting Individual Privately-owned Economy Development (Aug. 14, 2001), and the Preferential Policies Enjoyed by the Companies within the Nanning Economic & Technological Development Zone (Mar. 12, 2002). Measures concerning easing market access, preferential use of land, preferential charges, financial support, improving financing environment, reward and preferential tax will be taken to provide excellent service and relaxed policy environment to the investors.
